For nearly thirty years, Carollee Hayward, Broker has provided leasing and management for residential and condo owners who needed to move but did not want to sell their New Hampshire properties.  Recent market conditions  accelerated the need for professional property management and Triangle Leasing & Mgt., LLC was formed to fulfill that need.

Triangle Leasing & Mgt., LLC offers a full menu of services, including:

  • Viewing the property and recommending any repairs needed in order to have an easy transition from owner occupied into a rental.
  • List the property for rent with Triangle Realty Group for distribution to all venues available.
  • Check out potential tenants by doing background checks, credit checks, etc.
  • Provide a proven lease document that is up to date with the latest NH Landlord/Tenant laws.
  • Coordinate the moving in of the tenant.  
  • Follow up with tenant to ensure they are happy with the property and go over any maintenance items.
  • Tenant’s security deposit is placed into a non-interest escrow account at Citizens Bank.
  • Collect the monthly rent and pay all bills authorized by the owner.
  • Provide quarterly reports showing all income and expenses.
  • A 1099-misc is issued by January 31st showing the reportable income received for the property.
  • A year end summary breaking down expenses and income suitable for your tax preparation.
  • Set up specific maintenance schedules for items such as septic system, furnace, smoke detectors, pool maintenance, etc.
